What a big buzz word in the real estate industry - Asset Progression.
Basically just mean big bigger assets. Until i find a better name, i'll call it that first.
It is obvious. we love real estate in Singapore, where home ownership is >90%.

Age and life stage is an important consideration. We need different kind of property depending on our objectives.
We i do is, to advise how can we optimise our current position to make the best out of the resources we have, to achieve our long term plan.
By resources, i mean
age, combined age with partner
income - employee, self-employed, business owner
individual loan vs combined loan with a partner
cash on hand, cpf
value of current property
names (sg/pr), or pte ltd (if non-residential property)
Some tools that I use in my portfolio planning to extract maximum value out of the resources are
equity term loan
pledge/unpledge funds
bridging loan
decoupling - free up name without having to sell house
bank valuations of my current property
data analysis of transactions and trends
interior designers for space ideas
All these terms may mean nothing to you at this point.

Point is, these could be solutions to explore if you have the following questions:
What are my options based on my budget?
What is my real budget considering all my resources?
Can i buy a second house without selling my current house?
Should i put my property ownership under my spouse or me or my child?
My maximum loan based on calculator is $X, how can i stretch my loan?
Should i sell my current house, or should i hold longer for next price spike?
I need a 3 bedroom but i have budget only for 2 bedroom, what can i do?
I'm a foreigner, what property can i invest in without paying ABSD?
I already used up my name for residential, what other properties can i buy, to grow my portfolio? I'm also well versed with other asset classes including HDB shop house, Shophouse, Industrial, Retail and Grade A offices.
How can I get better interest rates compared to what is in the open market?
I love providing solutions and value-add to your unique situations.
