"but...this agent is my friend for 10 years"
My client, made the difficult decision to change an agent/friend he knows for 10 years, managed his tenants for 10 years.
The unit was marketed for 1 entire year and not sold. No offers.
In our industry, there is this thing called "exclusive", where a unit is only exclusively sold by ONE agent. Any buyer agents or buyers who is interested to transact for the unit has to go to this seller's agent.
Sellers have many wrong ideas, imagining that the more agents they hired, the marketing will be more multiplied or reaching more exposure. It might bring more cons than pros. That's story for another post.
It is obvious to tell which agents are hardworking.
Let me show you my client's previous agent's listing.
Would you, as a buyer, be interested to view?

When I met my client, he was having a new tenant's offer of $3400 for 1 year lease. He has accepted the offer verbally.
I told him to hold on, and NOT SIGN anything, until he meets me in person.
I further advised him his next steps.
I did my homework - analysed - the condo, the unit, the competition, floorplan, location, unique propositions etc.
Client says "sell this house with tenancy".
Client says "can you market this house together with my other agent?"
I'm not an order taker. I'm an advisor. I positioned you / your unit in the best position, based on the analysis of the situation.
I said half our battle is gone if nothing changes.
Client made 2 very tough decisions (extremely difficult for client to say no)
1) kick out tenant and withdraw the verbal acceptance on tenancy $3400.
2) x-ed the agent and only allow me to market, exclusively.

I took over. Made some serious makeover for the house. I went to IKEA, staged the unit myself.
Beautiful the house a bit, just like a girl putting on a nice dress and make up.
